— Why silicone

Why silicone render outperforms.

Silicone render is a polymer-modified cementitious render with silicone admixture. The silicone gives the surface a hydrophobic quality — water beads up and rolls off rather than soaking in, carrying dirt and algae with it. The result is a finish that looks freshly applied for decades.

Unlike sand & cement, silicone is through-coloured so there's no paint to chip, peel, or fade. Unlike acrylic, it's vapour-permeable, so moisture inside the wall can escape — preventing damp build-up.

What silicone render actually costs in London.

Pricing depends on property condition, access, and detailing. London & the South East sit 15–25% above national averages due to higher labour rates and scaffolding costs. Here's a breakdown of what to expect in 2026.

— Common questions

What people ask about silicone render.

How much does silicone render cost per m² in London?

Silicone render in London costs £75–£100 per m² in 2026, including labour, materials, base coat, mesh, beading, and scaffolding. For a typical 3-bed semi (approximately 100m² of wall area), expect £7,500–£10,000 total. London prices sit 15–25% above national averages due to higher labour rates.

How long does silicone render last?

Silicone render typically lasts 25–40 years when installed correctly. It's self-cleaning due to silicone's hydrophobic properties, water-repellent, crack-resistant, and through-coloured — so no painting is required for the lifespan of the render.

Is silicone render worth the extra cost over monocouche?

Silicone render costs roughly 15–25% more than monocouche but offers better water repellence, marginally longer lifespan (25–40 years vs 25–35), a self-cleaning surface, and superior crack resistance. For coastal or exposed properties, silicone is the right choice. For sheltered urban properties, monocouche can be perfectly adequate — and 15% cheaper. See our dedicated monocouche render London page for full details on monocouche systems and pricing.

Can silicone render be applied over existing render?

Yes — if the existing render is sound, well-bonded, and free from cracks or blown sections. The surface must be cleaned, repaired where necessary, and primed appropriately. If the existing render is failing or includes pebbledash, full removal is usually recommended (adds £25–£40/m²). We'll tell you straight at the site visit which approach makes sense.

What is K-Rend silicone?

K-Rend is the UK's leading silicone render brand, manufactured by Kilwaughter Minerals in Northern Ireland. Their flagship product, K-Rend Silicone K1, is a one-coat polymer-modified cementitious render with silicone admixture, applied at 16-20mm finished thickness. BBA certified (97/3428), CE marked to BS EN 998-1, and Kitemarked. We are approved applicators. See full K-Rend specifications.

What colours does silicone render come in?

K-Rend offers 40+ standard colours including whites, creams, greys, sands, and earthy reds. Weber, Parex, Sto, and PRB offer their own colour ranges — PRB has 100+ colours. Bespoke colour matching is available from most manufacturers for a small premium. Since the colour is mixed through the render, it won't fade like painted finishes.

Does silicone render need maintenance?

Practically none. The self-cleaning surface means rainwater washes most dirt and algae off naturally. For properties in sheltered spots or under heavy tree cover, a soft-bristle brush wash every 5-10 years keeps it looking fresh. No repainting, no recoating, no scheduled maintenance.

How thick is silicone render applied?

K-Rend Silicone K1 is applied at 16–20mm finished thickness as a one-coat system. Thin-coat silicone systems (K-Rend TC15, Weber silicone, PRB Crepoxane) are applied at 1.5–3mm over a base coat with mesh reinforcement. Different systems suit different substrates — we'll specify the right one for your wall type.

Can silicone render crack?

Silicone render is significantly more crack-resistant than traditional sand & cement, but no render is completely crack-proof. Movement cracks are usually caused by substrate issues, not the render itself — which is why proper substrate preparation, mesh reinforcement around openings, and bead detailing matter so much. When installed correctly, hairline cracking is rare.

How quickly can you start a silicone render job in London?

Lead times vary by season. Spring and summer (April–September) get busy — we typically book 4–8 weeks ahead. Autumn and winter are quieter for external work, though we can usually start within 2–4 weeks. We'll give you a realistic start date when we quote, not an optimistic one.

— Why choose us

The specifications matter. So does who installs them.

A premium silicone render system installed badly is just an expensive mess. Manufacturer-approved applicator status isn't a marketing badge — it means we've been trained, audited, and signed off by K-Rend, Weber, Parex and Sto to install their systems correctly.

Same crew on every job. We don't sub out the render coat to whoever's free. The name on the van is the name on the guarantee.
